Durability

On average, a homeowner with an asphalt roof in the United States replaces his or her roof every 17 years. Overall, asphalt can require re-roofing every 12 to 20 years. That’s because asphalt roofing, made from oil impregnated paper on a fiberglass substrate, begins to deteriorate as soon as you install it on your roof. Normal weather and the sun’s ultraviolet (UV) rays alone add to asphalt deterioration.

Other materials, including wood shingles and tile, have varying degrees of weather-related problems as well. Wood shingles can dry out, cracking and curling over a relatively short time, not to mention the issue of fire hazard. Recent wood shingles and shake roofs have needed replacement prior to 20 years in many cases. Concrete tile roofs have experienced problems with freeze/thaw cycles, especially in northern climates.

However, a metal roof will not decompose. Weather Tite’s warranted painted metal roofs are guaranteed for 40 years. Unlike other roofing styles, a metal roof can withstand just about everything Mother Nature can throw its way.

Home Value

The additional fire protection offered by a metal roof, as well as its energy-efficient and environmentally-friendly properties, can significantly increase the value of your home. According to The Metal Initiative, a metal roof has a better return on investment over the entire life cycle of the roof as compared to other roofing materials.

According to the Metal Roofing Alliance, metal roofing is "highly valued as one of the top renovation-friendly building materials for rehabbers and new home builders alike." This potentially means greater resale value for your home. In fact, the Metal Roofing Alliance cites that up to 95 percent of the cost of a metal roof is recouped at resale.

Less Maintenance

Metal roofing is nearly maintenance-free. All that is required is a very simple occasional cleaning.
